Our Commercial Escrow Department is now open and located at 1990 No. California Blvd., 8th Floor. Our office manager, Karen Zook, is a Senior Commercial Escrow Officer that handles all aspects and types of real estate transactions, including but not limited to land acquisitions, large commercial buildings, industrial complexes, multi-family rental units, shopping malls, the process of subdivision into residential subdivisions, commercial condo and residence projects, multi-transactional 1031 exchanges and other real estate transactions including LEED Certified buildings and bulk REO sales. The new CAR Residential Purchase Agreement and Joint Escrow Instructions have been revised, effective 4/30/10. The new form affects escrow in the following way: Sellers are now required to submit a Statement of Information form to the settlement agent within 7 days of acceptance of the contract. In order to accomplish this, Pacific Coast Title will make this form available in a variety of ways...

The new RESPA/HUD regulations require fee quotes for GFE's. Title and Escrow charges are included in a 10% tolerance category as defined by HUD. If any third party charges required by lenders are over this 10% tolerance, lenders are in violation and subject to a penalty, reimbursing the consumer for the overage charged at closing.
